Country Club is a not for profit entity.

Reason for Appeal: Land value seems excessive. Parcel is 23.47 acres which consists of the
club house (approximately 4,392 square feet), parking area and golf holes 1,2,3, and 9. The
majority of the land consists of the four golf holes.
Board Discussion/Resolution: Approved. Change the building from a club house to a country
Club and move the front acreage into rear acreage keeping the primary site as is.

the bank appraisal was significantly lower.
Board Discussion/Resolution: John Godin recused from Board decision. Denied. Bank
appraisal was for 2009.

Reason for Appeal: Believes property assessment is too high based on a bank appraisal analysis for 2007. Land value also excessive due to condition of the property. The majority of the land has a very steep grade and is virtually unusable.

Reason for Appeal: Believes assessment on house is too high based on comparables. House was built in 2008 need a better understanding of how it has a 2007 value.

Reason for Appeal: Believes property is overvalued based on appraisal. The house is very outdated was built in the late 1700’s, and has only had minor renovations in the early 1950’s. The excess land is virtually unbuildable, and contains the main drainage basin for Chestnut Hill which creates regular wetlands.

House has not had any recent renovations, located on a highly traveled road and is very noisy.
Land in the back of the house is easily flooded and unusable most of the time.

Reason for Appeal: Believes property assessment is extremely excessive considering the horrible conditions of surrounding influences. I-84 is located right in front of the house, water runoff from the highway creates extreme flooding on the property and in the basement. The railroad is also located right behind the house which also creates unruly noise all hours of the day and night. The road is always in poor condition and patching only solves the problem temporarily. A zone change also significantly increase my assessment due to new development in my location which is unfair.

Improper drainage of the town causes constant maintenance, due to town’s street flow of runoff water going to the lake. Property has endured excessive damage created by storms.

Reason for Appeal: Assessments on outbuildings (sheds) are too high. Cost to build was $15,000 and the sheds typically only last 3-5 years from excessive use. House is only at 90% complete.
Board Discussion/Resolution: Approved. Reduce outbuilding assessment to reflect $15,000.

Reason for Appeal: Forgot to fill out Personal Property Declaration and believes business assets were over assessed based on the fact most of heavy equipment is subcontracted out. Only business assets are inside the office trailer.
Board Discussion/Resolution: Denied. Board sought a legal opinion on hearing a case even though the appeal application was submitted after the deadline date, and whether or not they can reject that case based on that fact. Legal opinion stated that the board can reject a hearing on the fact the application wasn’t received in a timely fashion.
